Because the neighborhood skews younger than most of the service area, you're more likely to find a chain-drive opener from the early 2000s here than the older, heavier hardware common in towns whose median home dates to the 1980s. Those early-2000s openers still work fine in a lot of cases, but the safety-reversal sensors on them are a generation behind current units, and after twenty-plus years the alignment drifts more than owners expect - a door that reverses for no visible reason is often just a sensor that's shifted a fraction of an inch, not a failing opener.
The torsion spring is the other thing worth watching. A spring installed when the house was built has been through a lot of open-close cycles by now, well past what any spring is rated for, and springs don't usually give a warning before they let go. The mild climate here is easier on hardware than a freeze-thaw region, but it doesn't stop metal fatigue - it just slows it down.
One honest limitation: if an opener's control board has already failed, we're not going to spend your money trying to nurse it along. Past a certain point, replacing the opener costs less over time than repairing one part at a time.
